The secret is out, Southeast Austin is attracting more potential homebuyers, and it's easy to understand why. This once-industrial neighborhood is gaining popularity due to its affordable housing, prime location, access to nature, and curiosity about what's to come.

Prime Location:

For many years, Southeast Austin's primary claim to local fame is its location directly adjacent to the Austin-Bergstrom Airport. Southeast Austin is an excellent option for those who regularly travel for work or pleasure because the airport is less than a 10-minute drive.

Southeast Austin residents also benefit from a convenient commute within the city limits, with easy access to major highways such as US-183, I-35, and I-71, which allow them to reach Downtown Austin in less than 20 minutes and the University of Texas in less than 25 minutes.

Southeast Austin is served mainly by the CapMetro bus system's 322 route. Southeast Austin residents can travel to Downtown Austin and UT in under 45 minutes due to the CapMetro's various connections.

Housing:

Southeast Austin's housing costs are significantly lower than the city's average. Although a few condos and apartments are cropping up in Southeast Austin, most homes are single-family residences.

When looking for a property near southeast Austin, you should consider Easton Park. There are 2,300 acres of fun to be had here, with multi-family dwelling condos and single-family residences. You will thoroughly love the amenities as well. Easton Park includes 13 miles of walking trails and a 14,000 square foot amenity center with a gym, swimming pool, and gathering place adjacent to one of the largest dog parks in the area. What more could you want in a neighborhood? Homes in this neighborhood range from $450000 to over $800,000.

Another great community in southeast Austin is Addison. This community has become one of the popular areas to reside in, with affordable prices starting from $400,000 and proximity to Downtown. Addison is a great community with a playscape, paths, a fitness facility, and a swimming pool. To live here, expect to pay between $450,000 and slightly over $500,000.

Schools:

Southeast Austin is also home to some of the best-rated schools in the city. The Austin Independent School District, which oversees public schools in Southeast Austin, has a graduation rate of over 90% and consistently receives "Met Standards" ratings from the Texas Education Agency.

Blazier Elementary School and Allison Elementary School, both of which achieved outstanding marks from GreatSchools.org, are two public schools worth mentioning. It's simple to see why families flock to Southeast Austin.

Green Spaces:

McKinney Falls State Park is a 641-acre park with everything an outdoor enthusiast could want: over 80 well-equipped campsites, nine hiking routes, mountain biking, stunning waterfalls, two large swimming holes, fishing, and plenty of wildlife observations. The Smith Rock Shelter, a limestone overhang thought to have been utilized as a shelter by Native Americans for hundreds of years, is also located in the park.

Onion Creek Greenbelt is a greenbelt that runs beside Onion Creek. This greenbelt includes a tiny playscape, pleasant nature trails, a dog park, horse riding facilities, and plenty of possibilities to wander along the creek.

The Roy Kizer and Jimmy Clay Golf Courses are two of the state's best and most diversified 36-hole public courses. The Jimmy Clay Golf Course built in1974, is a conventional Texas parkland course with a combination of open holes and narrow doglegs, including the iconic par-4 18th hole, located through forests and rolling hills. This is one of Austin's most challenging holes, as it is long, extremely narrow, and plays through a forest corridor with a pond to the left of the fairway. In contrast, the newer Roy Kizer course, which debuted in 1994, is entirely flat and spread over 200 acres, featuring 35 acres of lakes and 22 acres of wetlands.
